In the early 1980s when industrial and trade revolution was just in its infancy in India, the real estate sector was still not much explored. Real estate consulting was still a fancy job anybody could claim to posses, and thus was mostly ill-equipped with inexperienced and unorganized realtors. The unprofessional and untrustworthy nature of real estate consultants or brokers created an extremely negative image of the industry as a whole. The incompetency of the brokers led to an increase in number of failed case studies. One such case was of Kishor Dedhia and Piyush Dedhia, when efforts were made in vain getting the right consultation in getting a commercial site for setting up their factory in 1982-83. The dreadful experience ignited the idea of initiating a real estate venture free from all possible flaws.
