According to a report published by India Brand Equity Foundation (IBEF), India’s real estate sector is the second-highest employment generator, after the agriculture sector and is expected to reach $1 trillion in market size by 2030. Bhubaneshwar is one of the growing cities of the country and is also one of the popular tourist attractions because of the presence of many religious structures of immense historic value. Urbanization is also on the rise and many real estate projects are being executed by various large companies. DN Pallaciya is one of those unique range of residential towers that have made a mark in the sector with exclusivity in architecture and sophisticated designs. The Consultant Review magazine engaged in a conversation with Ratnamala Swain, Director, DN Homes in order to know more about the project and the amount of value it is adding to the real estate sector of the country.
Please give a brief account about the journey of DN Pallaciya and its brand persona & what it ultimately represents.
DN Pallaciya was conceived on a bow tie shaped plot. While one part was larger, the entry side smaller. We decided to turn this to our advantage, the main Towers and Clubhouse were placed in the larger portion and we placed the 4-bedroom tall tower and an Iconic Studio Tower at the entry of the project. We also initiated a unique campaign ‘Are you Invited’. This had two fold advantage we were only giving preview presentation by appointment and it generated lots of curiosity in the market. This concept was a first of its kind in these parts. People still talk about this campaign till date.
Kindly give a brief account about the company’s trending top-notch residential and commercial projects.
The Company has always been a trailblazer, be it concepts, designs and more, across sectors. Some of our projects are DN Regalia Mall, INOX cinema, Fine Dining and Food Courts. We also introduced Taj Vivanta to the state. In residential sector, apart from DN Pallaciya, we had introduced a very successful child centric project DN Fairytale which is now nearing completion. Seeing its success, we have launched another project DN Fairytale Extension in the same vicinity. We are also coming up with a very exclusive ultra-modern & ultra luxury residential project in the heart of the city at Saheed Nagar which we are ready to launch in Feb, 23. More new projects are already on the final stages of the drawing board. Our clients and the market in general are keenly awaiting these new offerings.
Tell us about the company’s approach in delivering cosmic & material advantages to residents.
The construction of this project requires very intense planning. We have hired the services of best architects, structure, landscape & MEP consultants to design the project keeping in mind the need of city and prospective buyers. We are using modern technology and new age materials to deliver a world class project in a time bound manner. We are a customer centric company and try to introduce the best amenities and designs for the benefit of our clients. We believe in building a longterm relationship with our clients, associates and other stakeholders.
Could you take us through the plethora of amenities that gives residents a taste of worldclass living?
We have taken advantage of each space, may it be on ground or terrace - we designed the terraces to become the areas of various activities like
basketball, putting greens, barbecue pit, gazebos, jogging track etc. We also decided to further this game changing design by connecting the towers with sky bridges. This way we could connect each of the 4 towers and their amenities and makes them accessible. We also decided to use the ground floors for additional amenities and meeting spaces and introduced Kids Zone and Pet Corner in the society premises. For the stand alone 4BHK tower we decided to have a double height atrium to give it a feel of hotel lobby and two level of activities like mini theater. We also upped the luxury quotient by introducing a helipad on top of this tower. We designed the towers in such a way that from each balcony they will enjoy the front view of lush green area surrounding the premises.
How is the team built and what motivates them the most to ensure client satisfaction?
Our teams were well trained and very structured. The presales team used to connect with specific contacts shared by marketing team or our associates. Appointments were fixed followed by a follow up call and an appointment confirmation message was sent. Our strict instruction was to not pass any miscommunications or do any wrong commitment to the clients. We operated out of a Business Centre and not from our office. This avoided general walkins. Our GREs gave the presentations and the sales team did the closing and clients appreciated this unique approach. During Pandemic the same process was followed but we came up with a unique Virtual Sales Presentation VSP. The client could view the presentation from the comfort of their homes and bookings were done and booking amounts were transferred online. This was a first of its kind experience and we were able to close a record number of bookings even during lockdown.
What is the future destination envisioned for DN Pallaciya?
I would like to talk about DN Homes vision instead of DN Pallaciya as DN Pallaciya is one of the offerings from DN Homes Pvt. Ltd.
The DN vision is about conceptualizing, constructing and delivering a best-in-class property for its esteemed clients many of who are our repeat clients. We the TEAM DNH are always thrilled to translate the vision of our Chairman, Jagdish Prasad Naik, to bring best of the best social infrastructure to the people of Odisha, into reality. We have opened our branch offices in Behrampur and Bangalore in order to bring us closer to our clients. We are expanding our bases further and even appointing Associate abroad like Dubai and Singapore.
